Cadence

Starting fromPOA

The building is a six-sided perimeter block arranged around an internal courtyard with two towers of eleven and fifteen storeys and an intermediate shoulder four storeys high. It is arcaded at the top and base with Bézier curved arches. The double-height arcade at street level connects the exterior to the internal courtyard and features a water feature. There are lifts in each core, with two passenger lifts featuring black stained oak, terrazzo floors, and subtle brass details. Lift lobbies are timber clad with bespoke brass signage, while communal corridors have carpeted floors with exposed concrete lift walls. Balconies are either recessed or bolt on, and some apartments have private terraces, with a communal landscaped roof terrace featured on the tenth-floor.

The entrance lobby is double-height and vaulted, with terrazzo floors, warm brass tones, and sophisticated black stained oak. There is a furnished residents' lounge overlooking the central tranquillity pool, with bespoke integrated post boxes in the main lobby. In all bedrooms, wardrobes are integrated and full height with a matte lacquer finish, soft close doors, and recessed timber handles. Bathrooms have floor-to-ceiling tiles, with a feature tile wrapping either the shower or the vanity unit. Terrazzo vanities with an inset basin are formed of marble fragments, and there is an oversized circular wall-mounted mirror with integrated storage and back lighting. Large-format porcelain floor tiles and wall-mounted heated towel rails are also included, with all bathrooms fitted with high-quality brushed stainless-steel brassware. Master ensuites have walk-in showers, while main bathrooms have baths.

All appliances in the kitchens are Siemens unless stated, and include a hob, oven, microwave (in two and three-bedroom apartments), dishwasher, integrated fridge freezer, and washer dryer. Flooring throughout the building is engineered oak, except in bathrooms, which have large format porcelain tiles. Doors are black stained oak with brass accents, including the door number, spyhole, and entry bell plate. Internal doors and frames are in matte lacquer with high-quality brushed stainless-steel hardware.

There is thermostatically controlled under-floor heating in all rooms, with comfort cooling included in the main living space in all studio and one-bedroom apartments. Two and three-bedroom apartments have comfort cooling in the reception rooms and master bedrooms. All visible plates, sockets, TV, and data outlets are in white powder-coated metal to suit wall and surface finishes, with television (terrestrial and Sky+) media points in reception rooms and master bedrooms. A home automation system within each apartment controls lighting, heating, and comfort cooling (where applicable), and residents can access these controls via an application on a mobile device. There is also a video intercom linked to the main building entrance located in a central location within each apartment. The main building's entrance is controlled via a video intercom system and monitored via CCTV. There is a fire detection system in all apartments and communal areas, as well as a fire suppression system in all apartments. Cadence will be managed on behalf of King's Cross Central Limited Partnership.
