In 2018, there were almost700,000 applications for full-time undergraduate places through UK Higher Education Board UCAS, 533,000of which were ultimately accepted. This pushed theUK student population to a healthy 2.3 million and, on average, led to student growth across the country reaching 8.2%.Regardless of Brexit uncertainty, international student numbers have also remained strong. The number of applications from EU nationals are steady, while international students from outside of the EU – in key areas such as China, India, USA and UAE – have increased by a massive 19.2%. For the first time ever, more Chinese students chose to be educated in the UK than in the US.

Overseas students now make up around 14% of acceptance through UCAS, and it’s estimated that around 86,000 international students enrolled as undergraduate students here for the 2017/18 academic year. These figures are highly relevant as 94% of international students are likely to rent, with th emajority looking to PBSA.In total, the UK is home to a huge number of students,23% of whom are foreign nationals. Every single one ofthem needs accommodation, but do we have it?For the 2018/19 academic year, 23,000 more beds were provided (bringing the total up to 627,000), a whopping84% of which were delivered by the private sector.But still, that wasn’t enough. Across the UK, there is still a reported 2.9 student bodies to every available bed.This shows that there is clearly a need for more PBSA and flooding of the market is certainly not an issue.There are a number of things that you should find out about before investing in a student property scheme, including location, facilities, management, and rental assurance. Rental assurance periods are there to make sure that whatever happens with a development – even if it remains untenanted – your rental income stays secure.
