Ebury SW1 is a landmark residential development in the prestigious SW1 area of Westminster, offering an exceptional collection of 1, 2, and 3-bedroom apartments, along with 3 and 4-bedroom duplexes. Nestled within a newly established neighborhood in the City of Westminster, this development combines modern living with luxury and sustainability.

The design of Ebury SW1 is focused on creating a future-proof, energy-efficient community. The homes are built around four central garden squares, providing a tranquil, green environment. Each residence is thoughtfully designed with dual-aspect living spaces, ensuring breathtaking views of the city skyline and the River Thames. Energy-efficient features such as instant heating and hot water, natural ventilation, water-saving fixtures, and highly-rated appliances make these homes not only luxurious but also environmentally conscious.

The SW1 Lifestyle

Ebury SW1’s prime location in Westminster offers residents unparalleled access to some of London’s finest dining, shopping, and cultural attractions. Situated near the upscale neighborhoods of Belgravia, Pimlico, and Knightsbridge, the development is surrounded by designer boutiques, gourmet restaurants, and world-renowned landmarks. Residents can enjoy easy access to iconic destinations like Tate Britain and various historic landmarks, all within walking distance.

Redevelopment of Ebury Bridge Estate

The Ebury Bridge Estate is undergoing a significant transformation that will see the creation of 781 high-quality, energy-efficient homes. This ambitious project will replace the original 1930s estate with modern, sustainable housing that meets the needs of the community. The redevelopment will include a new community hub, nursery, green public squares, and retail spaces, creating a vibrant, self-sustaining neighborhood.

Homes for Sale

Ebury SW1 offers a variety of homes for sale, including 1, 2, and 3-bedroom apartments, as well as 3 and 4-bedroom duplexes. JLL is the selling agent for these properties, which are designed to suit a range of buyers, from singles and couples to growing families. The development will feature:

  • 781 new homes
  • 289 council homes, with a total of 53% of the development being affordable housing
  • A tenure-blind design, with 40% of homes being social housing and 60% intermediate
  • 27% of homes designed for families
  • 90% of homes offering dual-aspect views

Green Spaces and Community Facilities

Ebury SW1 prioritizes green living, with new public green spaces and community facilities incorporated into the development. These areas are designed to enhance the quality of life for residents, offering spaces for recreation, relaxation, and socializing.

Commercial Opportunities

The development will also include new commercial spaces along Ebury Bridge Road, featuring shops, cafes, and workspaces. These commercial opportunities will provide residents with convenient amenities and contribute to the overall vibrancy of the neighborhood.

Location

Located in the southwestern part of Westminster, Ebury SW1 enjoys a strategic position near Victoria Station, providing excellent transportation links throughout London. It is situated near the confluence of the River Westbourne and the River Thames, and the prestigious Belgravia neighborhood lies just to the west. The railway lines leading to Victoria Station serve as a natural boundary on the east, adding a unique urban dynamic to the estate.

Development Timeline

The redevelopment of Ebury Bridge Estate is divided into three phases. The first phase is expected to be completed in 2024, with the second and third phases projected for 2027 and 2030, respectively. Upon completion, the estate will feature 370 social rented homes, including 171 additional new social rented properties.

History of Ebury Bridge Estate

Originally built in the 1930s, Ebury Bridge is one of the oldest council estates in Westminster. After challenges with a previous renewal scheme, the council committed in 2017 to a new regeneration plan for the estate, ensuring that the needs of current residents are met. Notably, two of the blocks in the regeneration area—Wellesley and Wainwright House—are owned by Soho Housing Association, while Cheylesmore House, a privately owned block, is excluded from the regeneration plans.

Ebury SW1 represents a new chapter for this historic estate, combining modern, sustainable living with the charm and culture of Westminster’s vibrant neighborhood.
